The City of Abbotsford is seeking community input on a proposed Official Community Plan (OCP) amendment to redesignate the area shown in Figure 1 below from SSMUH2 to APARTMENT. The proposed amendment, if approved will support future rezoning applications for apartments. The City further propose an OCP amendment to redesignate 1853 Shore Crescent from SSMUH2 to OPEN SPACE to recognize an existing park.
The City is proposing an OCP amendment to implement OCP Salton Road Policy 3.34 (see below) by redesignating Area 1 to Apartment. The property 33856 Gilmour Drive has been included to create a more viable future apartment site. If approved, a rezoning and development permit application will be required for any future proposed apartments in Area 1.
Area 2 of Policy 3.34 is not proposed to be redesignated to Townhouse at this time.
At the same time, the City is proposing to amend the Infill Manufactured Home Zone (RSMH) to permit single detached dwellings, subject to the following:
a maximum building height of 11 m or 3 storeys;
a maximum Floor Space Ratio of 0.65;
a provision that basements are not permitted for a single detached dwelling; and
consideration for a requirement that site-specific geotechnical review be conducted for future development.
The proposed changes to the RSMH Zone would apply to those properties within Area 2 and on those properties within Area 1 with an in-stream single detached rezoning application.
The proposed OCP amendment bylaw may consider revisions and or deletion of the existing area specific policy (Policy 3.34) as, upon completion, these policies may no longer be required.
